Is it Time to Replace or Repair Your Asphalt?
Over time, asphalt pavement gets beat up. Like an old beat-up car, sometimes you’re left with a choice: do you repair it or do you replace it? Here are a couple of things to consider when trying to figure out the best course of action.
Factor in the Age of Your Pavement
The age of your pavement matters. Every single day, sun exposure, rainfall, oil, gasoline, and traffic take a toll on asphalt. Little stresses can damage the surface and deeper layers over time. If your pavement is older, then you may need to replace it entirely. For instance, if you have a 20-year-old Asphalt Pavement, you may only get a few more years out of it regardless of repairs. Consider fully replacing it and starting that 20-year clock all over again.
Factor in the Damage to Your Pavement
When evaluating your parking lot, the extent of the damage is important. If there is damage on more than 30% of your lot a full replacement may make more sense. However, if there are a few potholes and cracks scattered throughout the lot, a simple repair can make your lot good as new.
If you have a lot of surface deterioration but a firm foundation, you may be able to resurface the parking lot. This is less expensive than a complete replacement but adds more structure to the pavement than patching would.
You may not be able to get a good idea of how damaged your pavement is simply by looking at the surface.
