Depending on the complexity of the project, we can help optimize your budget and assist the architect with developing a constructible set of design documents. When collaborating, you can choose …

1. A design/assist procurement strategy, in which you hire the architect directly, and we provide design assistance to the architect or engineer of record.
2. A design/build project delivery system, in which we hire the architect and are responsible for design, permitting and construction. This minimizes the owner’s risk and creates a one-stop-shop and single-source responsibility.
3. A traditional bid/build process, in which the owner contracts with the design team and contractor separately.

Preliminary budget pricing is based on the project parameters that have been defined in the client meeting and early-stage collaboration. This gives you early insight into what it will cost without spending money for a full set of design documents. If you’re satisfied with the budget, the architect is given the approval to proceed with a set of design documents to secure building permits.

Final proposal preparation takes place simultaneously while the permitting agency reviews the documents for permit compliance. This phase allows us to obtain even more accurate pricing because we have a more complete set of design documents to work from

After contracts are signed, we provide a written bar chart schedule and commit to a finish date. If you request changes during the job that affect the schedule, the completion date can be extended. We also explain all billing and change order processes to prevent unnecessary delays.

An on-site manager, or superintendent, is assigned to your project. His responsibility is to manage the foreman of the on-site tradesmen and ensure their compliance with our schedule and job specifications.

During the project operations phase, we provide you with hands-on leadership and constant communication. If you desire changes or logistical problems arise, we’re there to facilitate solutions both quickly and effectively.

During project closeout, we perform a number of important activities including final cleanup, inspections and perform our own punch list prior to the final walk through with you, the owner. Our goal is to instill you with a sense of satisfaction and closure so you can move forward with other important business matters.
